ChatGPT
The seller countered.
  1. You:

They want an answer tonight. Read the counter and lay out every term they changed, one by one, with what each one costs me.

  2. ChatGPT:
    Ohvii · Seller counter reviewed

It’s more than a $45,000 price increase. They changed six terms:

Your offer compared with the seller’s counter
    TermYour offerTheir counter
    Price$920,000$965,000
    Close30 days21 days
    Appraisal protection17 daysRemoved
    Loan protection17 days10 days
    Transfer taxSeller paysYou pay
    Deposit$27,600 / 3 business days$50,000 / 1 business day

The appraisal protection is the biggest change. The counter asks you to cover any appraisal shortfall in cash. Check the shorter loan and closing deadlines with your lender before agreeing.

One response to consider: $935,000, keep the appraisal contingency, and give the lender 14 days. You decide which terms to offer before anything is drafted.

  3. You:

I’ll decide in the morning. I’m leaning toward $935,000 with the appraisal contingency kept.

Grok
Who pays the HOA assessment?
  1. You:

The agent says the $4,800 assessment is ours because the installments fall due after close, and the $3,000 credit was for this. Is he right?

  2. Grok:
Ohvii · Contract, board minutes, and notice reviewed

The signed counter says something different. Here’s the part of term 2 that matters:

Any special assessment approved by the association’s board on or before close of escrow, whether payable in a lump sum or in installments and whether due before or after close, shall be paid in full by Seller through escrow at close.
    Assessment approved
    October 1
    Your closing date
    October 16
    Installments due
    October 31 + December 30

The board approved it before closing. Under this term, the later payment dates don’t shift the $4,800 to you. The sellers’ signed repair response also keeps the $3,000 balcony credit separate.

I can draft a reply quoting both documents for you to review.

  3. You:

Yes, draft the reply. Show me exactly what it says before we send it.

A few things to know.

Can I use a different AI?

Yes, if the app or agent supports remote MCP with OAuth sign-in. The model and the app are different choices: an agent running Gemini, Grok, or another model can connect when its host supports these tools. Choose Another AI for the connection details.

My AI doesn’t show Ohvii. What should I check?

Check that setup finished in your AI, the connection is enabled for your conversation, and your account supports custom tools. Use the client instructions above for current plan and workspace requirements. You can also get help from Ohvii.

Can I change permissions later?

Reconnect from your AI to choose a new set of permissions. Approving replaces that app’s existing connection. To stop its access, remove it from Connected agents.
