Terms of Service

Using Ohvii

Ohvii provides software tools for self-represented California home buyers. You agree to use the service only for lawful real estate activity, including fair housing and Equal Housing Opportunity obligations, and to provide accurate information when you submit an address, listing link, offer details, contact information, messages, signatures, or transaction materials.

No broker-client, agency, fiduciary, or attorney-client relationship

Ohvii is software for people who are representing themselves unless a separate written agreement says otherwise. The service does not make Ohvii your real estate broker, agent, attorney, lender, escrow company, title company, inspector, appraiser, or tax advisor. Information in the service is not legal, tax, financial, inspection, appraisal, lending, or brokerage advice.

Your review and control

Ohvii can prepare workflows, offer packets, drafts, summaries, signature fields, approval previews, follow-up copy, and tracking records. You decide what to sign, send, approve, reject, or rely on. You are responsible for confirming all names, prices, contingencies, deadlines, attachments, recipients, and contract language before you act.

No guarantee of a transaction

We can help prepare workflows, documents, comparisons, and next steps, but we do not guarantee that any seller will accept an offer, that any buyer will close, or that a property will meet your expectations. You are responsible for reviewing all transaction terms before signing or sending anything.

AI and automation

AI and automation may help import listings, compare comps, draft offer materials, read inbound emails, summarize uploaded documents, extract deadlines, and prepare suggested replies. AI can make mistakes. Listing data, comps, contact details, valuations, deadlines, and generated documents may be incomplete, stale, or wrong. Review everything manually and consult the appropriate licensed professional before relying on an output for an important decision.

Listings, comps, and third-party information

Listing links, photos, facts, agent contact details, comparable sales, public records, and C.A.R. REALTOR database matches may come from third-party sources. Those sources can change, restrict access, omit details, or contain errors. Ohvii does not guarantee listing availability, value, condition, ownership, disclosures, zoning, financing eligibility, or closing costs.

Documents and communications

If you upload, sign, or route documents or messages through the service, you represent that you have the right to do so and that the materials are not unlawful, misleading, discriminatory, or infringing. If you use a Ohvii tracking alias or approve a system-sent email, related message content, recipients, delivery events, replies, and attachments may be stored in your offer workspace so the dashboard and assistant can work.

Fees

Any flat fee, closing fee, or paid service will be shown before you commit to that paid service. Third-party costs such as escrow, title, lender, inspection, appraisal, recording, transfer, or government fees are separate unless we expressly say otherwise.

Accounts and communications

If you create an account or ask us to contact you, you are responsible for keeping your contact information current and protecting your sign-in credentials. You authorize us to send service-related messages about your inquiry, offer, listing, documents, deadlines, approvals, support request, or account.

Service changes

We may update, suspend, or discontinue parts of the service. We may also update these terms, and the updated version applies after it is posted unless a different effective date is stated.
