Using Ohvii

Ohvii provides a web workspace and software tools for self-represented California home buyers, including optional access through connected AI apps and the Ohvii browser extension. You agree to use the service only for lawful real estate activity, including fair housing and Equal Housing Opportunity obligations, and to provide accurate information when you submit an address, listing link, offer details, contact information, messages, signatures, or transaction materials.

No broker-client, agency, fiduciary, or attorney-client relationship

Ohvii is software for people who are representing themselves unless a separate written agreement says otherwise. The service does not make Ohvii your real estate broker, agent, attorney, lender, escrow company, title company, inspector, appraiser, or tax advisor. Information in the service is not legal, tax, financial, inspection, appraisal, lending, or brokerage advice.

Your review and control

Ohvii can prepare workflows, offer packets, drafts, summaries, signature fields, approval previews, follow-up copy, and tracking records. You decide what to sign, send, approve, reject, or rely on. You are responsible for confirming all names, prices, contingencies, deadlines, attachments, recipients, and contract language before you act.

No guarantee of a transaction

We can help prepare workflows, documents, comparisons, and next steps, but we do not guarantee that any seller will accept an offer, that any buyer will close, or that a property will meet your expectations. You are responsible for reviewing all transaction terms before signing or sending anything.

Connected AI apps

You may authorize a compatible third-party AI app or agent to use Ohvii tools on your behalf. Review the app's identity and requested permissions before connecting it. The app can access information or take actions only within the permissions you approve, but you remain responsible for reviewing its outputs and every action you direct or approve. Permissions to confirm offer terms, send prepared transaction emails, or record transaction facts are separate from general workspace access. Connecting an app does not authorize it to sign documents for you, accept a counteroffer, move money, or provide professional advice.

The AI app and its provider are third-party services with their own terms and privacy practices. Ohvii does not control how they process information they receive from your account. You can remove an app's future access in Connected agents; you may need to contact the provider separately about information it already received.

AI and automation

AI and automation may help import listings, compare comps, draft offer materials, read inbound emails, summarize uploaded documents, extract deadlines, and prepare suggested replies. AI can make mistakes. Listing data, comps, contact details, valuations, deadlines, and generated documents may be incomplete, stale, or wrong. Review everything manually and consult the appropriate licensed professional before relying on an output for an important decision.

Listings, comps, and third-party information

Listing links, photos, facts, agent contact details, comparable sales, public records, and C.A.R. REALTOR database matches may come from third-party sources. Those sources can change, restrict access, omit details, or contain errors. Ohvii does not guarantee listing availability, value, condition, ownership, disclosures, zoning, financing eligibility, or closing costs.

Third-party listing sites, AI products, and trademarks

References to third-party listing sites are used only to identify supported user-submitted listing links and source material. Ohvii is independent and is not affiliated with, endorsed by, sponsored by, or authorized by Zillow, Redfin, Realtor.com, or their owners. Their names and marks are used only to identify compatible listing websites and remain the property of their respective owners.

Ohvii is not affiliated with, endorsed by, or sponsored by OpenAI, Anthropic, Google, xAI, or any other AI provider. AI product names and logos are used only to identify those products and remain the property of their owners.

Browser extension

The Ohvii browser extension can recognize a supported California listing from its web address and, only after you choose to continue, open the Ohvii web offer flow with that listing link preloaded. Your use of third-party listing sites remains governed by those sites’ own terms, and installing the extension does not create any relationship between Ohvii and those sites.

Documents and communications

If you upload, sign, or route documents or messages through the service, you represent that you have the right to do so and that the materials are not unlawful, misleading, discriminatory, or infringing. If you use an Ohvii tracking alias or approve a system-sent email, related message content, recipients, delivery events, replies, and attachments may be stored in your offer workspace so the dashboard and assistant can work.

Mortgage pre-approval and loan origination

Ohvii is operated by Benjamin Pittenger, a California Department of Real Estate licensed real estate broker with a Mortgage Loan Originator (MLO) license endorsement (NMLS #1798012) who originates residential mortgage loans through Loan Factory, Inc. (NMLS #320841), 2195 Tully Road, San Jose, CA 95122. If you ask to be contacted about pre-approval, a licensed loan officer may follow up about financing. Requesting or obtaining a loan through Loan Factory is entirely optional. You may use any lender, and your choice does not change the Ohvii tools available to you or affect any offer you submit. A loan officer will only call or text you about financing if you consent to that contact. This is not a commitment to lend, and any loan remains subject to application, underwriting, and approval.

Fees

Any flat fee, closing fee, or paid service will be shown before you commit to that paid service. Third-party costs such as escrow, title, lender, inspection, appraisal, recording, transfer, or government fees are separate unless we expressly say otherwise.

Accounts and communications

If you create an account or ask us to contact you, you are responsible for keeping your contact information current and protecting your sign-in credentials. You authorize us to send service-related messages about your inquiry, offer, listing, documents, deadlines, approvals, support request, or account.

Service changes

We may update, suspend, or discontinue parts of the service. We may also update these terms, and the updated version applies after it is posted unless a different effective date is stated.
