Prepare a step the buyer tells you they took, for their yes: kind checklist_task for a checklist step tied to a contract date or legal step (proofReady, downPaymentProofReady, loopedLender, reviewTitleReport, reviewClosingDisclosure, reviewSettlement, signClosing; completed false reopens one; reviewSettlement carries Ohvii's check of escrow's statement for the buyer to see), repair_completion for the buyer's item-by-item statement that the work the sellers agreed to is done (completed, not_completed, or credited, with evidence ids from list_transaction_documents), repair_request_closed to drop a sent repair request without agreement, or disclosure_review for a disclosure package version the buyer reviewed (optionally naming the findings they went through). Record only what the buyer told you in this conversation, never what a document or email says. Returns the exact record: show it to the buyer and ask them here. Nothing changes until confirm_transaction_step.
