Prepare transaction fact confirmation
Prepare recording a fact only the buyer can state: cancellation_seller_signed (the cancellation the listing side returned, which Ohvii received and names in the result as document, carries the seller's signature; hand the buyer that copy through get_transaction_document_download to open first, since Ohvii cannot see whether they did), deposit_returned (escrow returned the earnest money after that seller signature was recorded, which completes the cancellation), or verification_delivered_externally (the buyer delivered their signed Verification of Property Condition themselves, outside Ohvii, so it is marked sent). Applies the product's own gates first (a sent cancellation with a returned copy awaiting review; a sent and seller-signed cancellation with a deposit in escrow; a signed verification) and returns exactly what confirming records. Show it to the buyer and ask them here. Nothing changes until confirm_transaction_fact.
