Prepare escrow or funds confirmation

Prepare recording an escrow-side step the buyer reports: escrow_open, earnest_money, or closing_funds, as 'sent' (the buyer did their part: asked escrow to open, wired the deposit, sent funds), 'confirmed' (escrow confirmed it: escrow is open, funds received), or 'pending' (reopen a step recorded by mistake). Returns exactly what confirming records and the step's current state. Show it to the buyer and ask them here. Only available once the contract's acceptance date is confirmed, and only for steps the current terms include. Nothing changes until confirm_purchase_step.
