Get offer draft
Read the saved buyer details and offer terms, remaining decisions, revision, and confirmation state. The listing price and prefilled date fields are placeholders until the buyer chooses them. For a financed offer ask the buyer's financing type, whether pre-approval is complete, in progress, or still needed, and their down payment amount or percent; ask pre-approval status before moving to the deposit. For a first-time California buyer, check the current California DRE First Time Home Buyers guide for its typical earnest-money range, attribute it as educational context, then ask the buyer for their own deposit amount and timing. If the source cannot be checked, do not invent a range. Ohvii does not recommend a percentage; do not offer to recommend a starting amount or steer toward one. Explain one unresolved decision at a time or group them at the buyer's request. For California contingency periods, check current official C.A.R. purchase-agreement or contingency guidance and attribute the form's standard loan, appraisal, investigation, and seller/HOA document-review periods, including any delivery-based extension; the buyer chooses the periods in this offer. Do not defer the form's standard periods to a lender. Use current authoritative sources for examples or ranges, never as saved buyer choices. A missing contingencies group with contingenciesWaived false means undecided, not waived. Apply only buyer-directed choices with update_offer_draft_terms. Signed terms are read-only (draftState signed). Reading does not change terms, sign, or send.
