Draft counter response

Draft the buyer's response to a seller counter exactly as the negotiation room's create does: accept_as_is (the seller counter's own terms: when the counter came as a PDF the buyer signs the acceptance block on the seller's own form in the room, no separate document; a counter that came as email text alone gets Ohvii's Acceptance of Counter Offer form), counter_with_modifications (only the terms in proposedTerms change, on the counter form or a replacement purchase agreement), or reject (on the seller's own form). Put each change in its structured field (purchasePrice, closeDays or an exact closeDate, contingencies, costs, includedItems and excludedItems, sellerRentBack with its days and daily rate or enabled false to remove it, possession, settlement for the escrow holder or title company, and sellerCredits as the complete list of credits after the counter, [] to remove them) and use additionalTerms only for clauses no field covers: a dollar credit written only there is refused; the form prints every structured change itself, so a clause that restates one prints twice. Limits: whole-dollar amounts, day counts of 1 to 365 (closeDays counts days after acceptance; a date goes in closeDate as YYYY-MM-DD, never both), free-text terms up to 2,000 characters (the other-contingency description 1,000), and at most 10 seller credits described in 200 characters each; wording that claims broker, agent, or attorney status, names Gmail, Outlook, or legal advice, promises an outcome, or speaks as the buyer is refused (a buyer's agent may be named only to say there is none). Read the seller counter from list_transaction_counters first and pass its id as sourceCounterVersionId, which every response on the counter form requires (the form prints that counter's number); a counter that arrived as a PDF appears there only after the buyer confirms it (prepare_counter_candidate_confirmation). Only a replacement purchase agreement goes without one. With the id, the seller's own form rides in the same signing room: to counter, the buyer checks its box for acceptance subject to the attached counter offer, signs its acceptance, and signs the Buyer Counter Offer. Restate the terms to the buyer and call this only after they confirm them. Ohvii generates the document and the draft is born ready for review; the buyer reviews, signs, and sends it on Ohvii through the returned ceremonyUrl (get_signing_ceremony_handoff counter_response). Reuse mutationId only for an exact retry. Nothing is accepted, signed, or sent here.
