Analyze comparable sales
Analyze comparable sales using Ohvii's calculation for a buyer-owned listing: pass its listing receipt id, or a workspace id, as listingId. The output is sales evidence, not an offer price; the buyer chooses offer terms. In every comp explanation, say based on public sales data when dataDescription identifies public data; preserve sample or buyer/document-supplied labels. Use public-data wording instead of imported sale set or portal-brand attribution. Retain source links for inspection. Proactively use the host's available web/search tools to check material gaps such as distance and property type, with exact address matches, cited sources and distance method/units. Keep supplemental findings separate from the stored estimate; never invent a distance, rerank the snapshot yourself or claim enrichment was saved. If research is unavailable or inconclusive, explain that specific limit and the next useful step. No offer terms change.
